After about eight years, the circle rate of the land in Ayodhya, where a Ram temple was inaugurated last year, has increased by 200 percent, depending on the use of land and location.

While the order is effective from Saturday, a holiday, land registry, according to the new circle rates, will start from Monday.

District Magistrate (Ayodhya) Nikhil Funde said, “We have approved the proposal to increase the circle rate after considering the objections received on our proposal in August last year.” The Indian Express On Sunday.

On hike, Funde said: “The demand from the public was mostly to increase it more than our proposals in many areas. But this decision has been taken on the basis of market rates and a survey conducted by us.”

The circle rate is the assessment of land value of the district administration under its jurisdiction, on the basis of which stamp duty is fixed on the basis of sale or purchase, and on the basis of which the administration receives property from the land owners including farmers.

The highest increase in circle rate has been in the areas near Ram Janmabhumi, where the market rate of land has increased manifold since the Supreme Court’s Ram temple decision.

In Tihura Manjha village, Abhinandan Lodha’s house bought land and actor Amitabh Bachchan signed an agreement for two plots last year.

For Tihura Subar, the circle rate has been increased from Rs 32-71 lakh per hectare to Rs 42-95 lakh per hectare.

In Shahnavazpur fun, the rate has been increased from 75-169 lakhs per hectare to Rs 98-221 lakh per hectare. In Barahata fun, the circle rate has been increased from Rs 75 lakh to Rs 169 lakh per hectare from Rs 98 lakh- 221 lakh per hectare.

In Ganja village, where the airport is located, the old rates were between Rs 28 lakh to Rs 64 lakh per hectare. The new rates are between 35 to 80 lakhs per hectare.

The UP Avas Vikas Parishad, which has proposed to construct a township spread over about 1,800 acres, acquired about 600 acres of land till last March in villages like Shahnawaz Pur Fun, Barhat Manjha, and Tihura Manje.

However, some farmers said that the increase is not dependent on their expectations. Durga Yadav said, “The rates in every village around 10 km Ram Janmabhoomi should have been increased at least 200 percent. Farmers are not benefiting from the development in Ayodhya.”

In last year’s Lok Sabha elections, Samajwadi Party candidate Awadhesh Prasad defeated BJP MP from Faizabad parliamentary constituency, where Ayodhya is located. The Milkipur (SC) assembly seat vacated by Prasad was later won by the BJP.
